Hello Private Money Lender or Investor,
We are a group of real estate investors and together we buy a number of houses every month. We will often come across deals that require us to close quickly but are very profitable if we do. Our ability to purchase these houses is only limited by our ability to locate and secure funding for them. We don’t mind passing along some of the profit to an investor by allowing them to earn a secure, high yield return on their money.
We prefer to use private lenders as bank loans often take too long to close and of course, we can’t fund every deal with our own cash. If we did we would miss out on quite a bit of opportunity.
Here’s how it works for you the investor. On a property that is worth $100,000 we borrow funds from you for up to 85% loan to value, that is $85,000. In Texas, where we invest, a promissory note & 1st lien deed of trust are created and secured by the property when we borrow money to fund a deal. We normally structure these as interest only monthly (or quarterly) payments. This allows your funds to really work for you. However, we are flexible and can also structure the note for principal and interest payments like a regular mortgage. It’s your choice. As an investor, you will receive 9-10% interest on your note.
We also from time to time have need for a 2nd lien deed of trust. Using the above example again, let’s say we have a 1st lien deed of trust for $70,000. We will then offer our investor a 2nd lien deed of trust for up to $15,000. These notes typically pay between 11-12% interest.
We structure our loans with balloon payments and term from 1-7 years. Usually, what we need is decided by the property we intend to acquire. Of course, you will choose your term and when you would like to be paid off. You shouldn’t invest funds that you will need access to during that investment period. Keep in mind that if you do need to access to or would like to have the funds returned then we can do that too.
As a private money lender or investor here is what we provide you with.
• Our Agreement (a promissory note) with the payment terms, interest rate, etc. • 1st or 2nd Lien Deed of Trust. The title company will record this like any other closing in the public records against the property as your collateral. • You will placed on the homeowner/hazard insurance policy as the mortgagee just like a bank would. • We also provide you with copies of the survey, appraisal, HOA documentation, and any other item we have that you would like. • You will receive a lender’s title insurance policy from the title company we close with. • Most importantly, we pay for all of the closing costs associated with the transaction, not you. You simply invest your funds and begin earning interest.
We also work with an IRA (individual retirement account) agent who helps people to invest in real estate within their IRA. If you like we can make this option available to you. Many people have funds in their IRA accounts that are not working for them. If you could earn 9-12% tax-free or tax-deferred income and gains – why wouldn’t you? It’s a far better return than CD’s, Money Markets, and probably most mutual funds.

As a lender, you will send your funds directly to our closing just as we do. You will not be sending us any of the funds ever. It will go directly to the title company who will complete all the above paperwork and filing to secure you investment.
